Scope | Engineering, Procurement, Construction, Installation & Commissioning Works associated to Building External Areas Upgrade in Admin area which includes but not limited to civil, structural, architectural, hardscape, mechanical, plumbing, piping, electrical, walk ways, parking, shade structure, signage, irrigation, landscaping, planting works including Operation & Maintenance of Landscaping & irrigation systems during 12 months warranty period. This brief Scope of Work includes but is not limited to the following. i. Site survey and study of the existing site situation including trial pits needed to verify the physical characteristics of the site elements. ii. Engineering analysis and design for and shade structures and signage’s, including irrigation piping network and electrical system based on the FEED design. iii. Development of the detailed engineering drawings and procedures based on the FEED documents. iv. Supply, install/construct, test and commission the work related to the Civil, Structural, Plumbing and Electrical works v. Provision of new landscaping, which includes plants, trees, shrubs, ground cover and climbers. vi. Provision of new irrigation piping, distribution network and associated accessories such as drips, sprinklers, bubblers and valves. vii. Relocation and modifications to the existing planting, utilities, plumbing /mechanical and lighting works according to the new works. viii. Maintenance of existing landscaping and planting during project execution and until the Provisional Acceptance. ix. Operation and maintenance of new landscaping and irrigation for a period of one (1) year i.e. during Warranty period. x. All the associated demolition and reinstatement works resulting from the above works. xi. All the other works as indicated in the relevant FEED drawings. - Detailed Description of Works The detailed description of the Works shall be as follows, but not limited to. Civil & Structural Works The scope of civil works shall comprise of the following structures: A. Entrance Plaza shall comprise of the following elements in front of the Admin building: - Water Body with fountain, with a Sculpture, mimicking the ‘Drop’ of the company brand in three dimensions shall be central feature of the water body and shall rise above the water level. - Paving shall comprise of a combination of interlocking concrete pavers, concrete flagstones and granite stone tile in approved colors and patterns to suit the shape of the circular plaza. - In-built seats in block work and clad in granite stone shall be arranged along the periphery of the Plaza and within the Plaza below the date palms - Walkways connecting the surrounding buildings - Mounds in earth work on either side of the circular entrance plaza - Retaining wall shall be provided on either side of the walkway leading to close buildings, where it cuts across the mounds. - Earth work shall comprise of trenching work for the plaza civil work and planting around the plaza as per the planting depth requirements. Refilling of excavated areas with planting soil at the planting areas. B. Paved Pedestrian Plazas In combination of heavy and light duty concrete paver blocks and concrete flagstones shall be provided in the following areas. - Bus plazas in front of Admin building and near XK-50 (Zikreet office building) - Gathering Plazas adjacent to Mosque Building, NOB (New Office Building) and - Warehouse areas - Courtyards behind Admin building C. Walkways & Road crossings - The walkway along the road leading from XK-30 (Gate house) to XK-05 (Training Centre) shall be provided with shade structure - All the remaining walkways shall be uncovered with raised walkway crossings - Underground Irrigation mainlines and electrical cables crossing the roads through an arrangement of ducts and duct banks of appropriate size. - V ditch - walkway and Plaza crossing, in reinforced concrete slab or an arrangement of Pipe and mass concrete, depending upon the available depth of the V ditch. D. Gravel Beds & Boulders - Gravel shall be used in selective patches throughout the Admin area in combination with boulders and desert plants in a visually appealing composition. - Boulders ranging from 500mm x 750mm overall size to 1000mm x 2000mm overall size shall be used in selective patches throughout the Admin area in combination with gravel and desert plants in a visually pleasing composition. E. Site Grading and Drainage Existing grades/slopes at site shall be altered as per the design requirements and the drainage pattern shall be reworked to facilitate quick disposal of surface run-off to the nearest drainage channel (V-ditch). The existing network of V ditch shall not be altered or intervened with. However, the V-ditch shall be covered with concrete slab or shall be provided with an arrangement of pipes and mass concrete above, where-ever the walkway or plaza spans across the V-ditch. F. Car Parking The car parking shall comprise of the following i. Vehicular paving shall be in heavy duty Interlocking concrete paver blocks. ii. Pedestrian paving shall be in light duty interlocking concrete paver blocks. iii. Road kerbs shall be laid over compacted base and completed with hunching, along the parking bays. iv. Tree grates shall be in precast concrete at base of trees. v. Concrete sleeves 1.8 m internal diameter and 1.5 meter deep to be laid at the base of the trees below ground to train the root growth below ground. G. Edgers A deep hydraulically pressed precast concrete set in concrete blinding and shall be set on compacted sub-base and if required separated by polyethylene sheet. Hunching shall be provided on either side to secure the edger on the blinding. - Planting and Irrigation Distribution Work A. Planting: Planting scope shall comprise of the following, but not limited to: i. Palm trees (Phoenix Dactylifera) shall be planted at the main entrance plaza in front of Admin building, in circular arrangement along the circular plaza. Wherever required concrete pipe sleeves shall be inserted/placed below ground at palm tree locations to arrest shallow root growth for protecting the surrounding pavement. ii. Shade Trees in combination of native and adopted species and shall be used for providing shade, improving environment, providing identity to various areas, and for their ornamental/sculptural/visual characters. iii. Shrubs planted in groups to create mass planting for visual appeal, to earmark/differentiate areas and to create physical as well as visual barriers.” Hedges shall be used along the V-ditch to shroud the view of the V-ditch. iv. Ground covers/climbers shall be used along the V-ditch to cover the concrete slope of the V-ditch and also at various places throughout the site for ground coverage in combination of shrubs and trees to create a visually appealing landscape. v. Accent plants of desert habitat shall be used throughout the campus for their visual impact, in combination with gravel and boulders. B. Planting Soil: Planting soil shall be composed of the following i. Agricultural Soil ii. Organic Amendments iii. Compound fertilizer iv. Sand v. Micronutrients vi. Superphosphate fertilizer vii. Soil Sulphur viii. Finely ground agricultural sulphur ix. Compost x. Fertilizer C. Land Irrigation Distribution System This section provides a summary of the proposed irrigation system and its considerations. The specifics of the system are detailed in the DBM but the following general guidelines are the basis for design: 1. All trees shall be bubbler irrigated 2. All ground cover and shrubs shall be drip irrigated 3. All turf grass shall be sprinkler irrigated 4. The complete system shall be automated Shade Structure Works a) Shade structures shall comprise of shading device in approved tensile fabric material coated with PVC (preferably ferrari fabric material) and a support structure in steel member secured in concrete foundations. b) The span of the shading device shall be such as to cover maximum usable (paved) surface below, throughout the day. c) The support structure shall be analyzed and designed for the shade to provide shade throughout the day. 4.2.4. Signage Works a) The primary aim of the signage system is to guide the pedestrians and the vehicles to their destinations. The design of the signage shall also exploit the opportunity to showcase the company brand. b) Signage design shall be integrated with the overall landscape design and shall adhere to the corporate branding strategy of the company. c) The location of the signage, the design and the font size shall be such as to be visible without any obstruction and are easy to read and comprehend by the users. d) The signage shall comprise of seven (7) types as follows: i. Primary entrance ID located near the main road before Main Gate House (XK-07) and visible from either direction of the main road outside the campus. ii. Secondary entrance ID located at the main road before Secondary gate house (XK-30) and visible from either direction of the main road outside the campus iii. Primary Vehicular directional- located within the campus at strategic junctures along the internal roads to guide vehicular movement iv. Secondary Vehicular directional – located within the campus along the internal roads to guide vehicular movement v. Pedestrian directional –located within the campus along the internal pedestrian walkways vi. Freestanding Building ID – located near the buildings and visible from pedestrian and vehicular ways vii. Traffic signage – along the roads for traffic instructions. viii. The low level signage shall be provided as per planting design. Electrical Works Electrical works shall comprise the following as a minimum: - Area lighting in the Car parking areas. - Low level bollard/wall mounted lighting in Entrance plaza of the admin building. - Lighting as required in the Covered car park at XK-10 (Maintenance Annexe). - Under water lights in the Water fountain. - Lighting as required in Pump room at entrance plaza. - Lighting for Fountain sculpture in Fountain plaza. Mechanical and Plumbing Works Mechanical and Plumbing works shall comprise the following, but not limited to: a) Service Water Network: The service water lines for the water feature/fountain shall be connected to the nearest water service mains. The water fountain shall be provided with the following as minimum but not limited to: - Utility Water piping. - Pressure reducing valve/s - Isolation valve/s - Non-return valve/s - Circulation pumps - Filtration system - Nozzles - Balancing tank b) Irrigation Water Network: The Irrigation Water network shall comprise the following, but not limited to: Irrigation water main line shall be connected to the Plant Irrigation Network. The Valve chambers to be provided for the sub-main to be connected with land irrigation distribution network. The Irrigation water network shall be provided with the following as minimum but not limited to: - Irrigation Main & Sub-main network with the associated valve chambers. - Pressure reducing valves - Isolation & Non-return valves - System Controllers - Remote Control Valves - Field Control modules - Pumps and Instruments For all the other details refer the relevant drawings in the FEED package. |
