Scope | The company announces its need for Building and A/C Maintenance Services for West Kuwait Field Areas. Scope of Services shall not be limited to maintenance Services for the Company’s offices and buildings, Company owned air conditioning and refrigeration package plant(s), window A/C and split A/C units and other miscellaneous Services within the Company’s operational areas in West Kuwait and the provision of any and all work which could be deemed necessary or as directed by the Superintendent from time to time, as specified in the Contract . 1.1 Building Maintenance (“B/M”) Services 1.1.1 The Contractor shall provide qualified, experienced, skilled and semi-skilled personnel, Vehicles, Equipment and facilities to carry out the Building Maintenance (B/M) Services and carry out maintenance, renovation, alteration and upkeep of the buildings and other associated systems and equipment. 1.1.2 The Building Maintenance Services shall also include any kind of extension of the existing buildings, construction works required to modify, re-design, change and/or add, to expand and to improve its quality of existing buildings and offices. 1.1.3 The Contractor shall carryout periodic and corrective maintenance Services of elevators installed at West Kuwait Mega Complex by entering into a Service Agreement with the Original Equipment Manufacturer (OEM) – M/s OTIS. The response time for any call-outs shall be not more than two (2) hours from receiving calls from the Company, on 24 hours x 365 Days basis, during the entire Contract Period, at no additional cost to the Company. The Contractor shall be deemed to have made due allowance in the Contract Price for providing such Services. 1.1.4 Supply of building materials and fixtures, as and when required, by the Company. 1.2 A/C Plant Maintenance Services 1.2.1 The A/C Plant Maintenance Services comprise of the performance of periodic servicing, maintaining in good and reliable working conditions, repair, supply of all required materials and spare parts, and operating of the air-conditioning (Chiller system, Air Handling Units (AHUs), HVAC system including Split A/C Units, Window A/Cs, Cassette A/Cs , freezer units, water coolers, ice-makers and refrigerators and / or units. |
